How much does each house cost?
The base price is $80,000 and the typical cost once fully permitted and installed is roughly 2x the base price. That said, all of our homes are built to order, so prices vary.
Do you offer financing?
ADUs are typically financed through home equity loans from the equity value of the primary residence on the property. We do not offer in-house financing.
What is the warranty on your homes?
All of our homes come with a 7 year limited warranty through our factory – Redman Homes. We offer a 2 year guarantee on site work and will happily attend to any issues that arise within that period.
Where do you build?
Sonoma Manufactured Homes can ship anywhere in California, but we only provide on-site services within about one hour of Petaluma, CA. We can travel two hours from Petaluma for the service of moving a pre-built home from the street to the site. Call us to discuss your needs.
How do you determine whether a house can be delivered?
In order to deliver and install a home we need at minimum, flat land, a 14 foot wide path of travel and 15 foot overhead clearance. Our crew can perform any site work necessary to meet these requirements.
Tiny home, modular, manufactured, prefab, ADU HCC – what do all these terms mean?
We know all of these terms can be confusing, that’s why we’ve created a glossary to help clear things up.
Can I have a loft in my ADU?
Lofts are not permitted in ADUs, only in recreational trailers (RVs).
Can I modify a floor plan?
Everything is built to order, which means yes! Almost all floor plans receive some modification.
Can you build an empty room (a 10×10 tiny building, for example) for use as an office?

How do I start the process of getting an ADU?
The best way to start is by giving our owner Stephen a call at 707-606-3010. He can determine whether we are the best company for the job in a matter of minutes and is happy to answer any questions you might have about your project!
Can I view your homes in person?
We no longer maintain a retail sales showroom, however, we can broker the sale of a home with one of our associate dealers and handle the process of installation regardless of where you choose to buy your home!
What’s a site visit?
A site visit is the second step in the process of building a little house on your property (after your initial phone call with Stephen). It includes a walkthrough of your property as well as an in-depth conversation about your specific needs. With this clearer picture of your specific situation, he can then provide you with a quote.
